About LandCalculator.net

An accuracy-first platform dedicated to verified Indian land measurements, regional cadastral benchmarks, and transparent mathematical conversions.

Our Mission & Purpose (हमारा उद्देश्य)

In India, land measurement is one of the most culturally diverse and legally complex domains. While modern government portals (such as Bhulekh, Banglarbhumi, and Mahabhulekh) record agricultural holdings in metric Hectares and statutory Acres, ground-level property transactions, registries, and farmer agreements overwhelmingly rely on traditional units such as Bigha, Biswa, Katha, Dhur, Guntha, Killa, and Cent.

Unfortunately, most generic online calculators treat traditional units as universal constants—misleading users into believing that a Bigha in Uttar Pradesh is identical to a Bigha in West Bengal or Madhya Pradesh. In reality, applying the wrong conversion can lead to financial disputes and legal errors.

LandCalculator.net was founded on a singular core principle:
“Verified data and correct geographic scope are far more important than calculator quantity.”

Our Research & Verification Methodology

Every calculator published on our platform undergoes a rigorous 5-stage verification workflow before it reaches production:

  1. Statutory Revenue Audit: We cross-reference modern state land revenue codes (e.g., UP Revenue Code 2006, MLRC 1966, MPLRC 1959, WBLR Act 1955, and Punjab Land Records Manuals) to determine legal baselines.
  2. Historical Cadastral Benchmark Audit: We examine official cadastral settlement reports (such as Stevenson-Moore’s Muzaffarpur survey, Kerr’s Saran survey, Douie’s Punjab Administration manual, and Baden-Powell’s treatises) to establish exact chain (Jarib) and pole (Laggi/Karam) measurements.
  3. Regional Mode Isolation: When customary variations exist (such as Malwa Bigha vs Pucca Bigha, or Western UP Kachcha Bigha), we never average them. Instead, we isolate them into dedicated calculation modes.
  4. Deterministic Mathematics: Calculations are performed in pure JavaScript using square metres (`sq_m`) as the immutable canonical base, preventing floating-point leakage.
  5. Fail-Closed Integrity: If a unit lacks documentary evidence or exhibits unresolved regional contradictions, we place it on HOLDrather than guessing.

What We Offer

State Land Units

Dedicated calculators for 7 major agricultural states (UP, Bihar, Punjab/Haryana, Rajasthan, West Bengal, Maharashtra, and MP) reflecting exact Jamabandi and 7/12 records.

Unit Converters

High-precision converters for real estate and housing: Square Feet to Gaj, Sq Ft to Sq Metre (RERA carpet area), Acre to Bigha, Hectare to Acre, and Guntha.

Geometry Tools

10 specialized geometry calculators to compute areas of irregular 4-sided plots, triangular fields, L-shaped properties, circles, and trapezoids.

Leadership & Platform Architecture

LandCalculator.net is designed, engineered, and maintained by S.P. Bharti as part of the broader Calculator Network initiative.

Built with Next.js 16, React 19, and Tailwind CSS, the platform delivers zero-latency static rendering, touch-friendly 44px+ mobile controls, and fully accessible interfaces designed for farmers, surveyors, real estate developers, and students.

Our Commitment to Transparency

We do not use automatic AI calculator generators, nor do we create programmatic thin pages. Every conversion formula, statutory citation, and mathematical step is published transparently on each tool page.
